As experienced landlords ourselves we understand the needs of the investor. We have access to the whole of the market, and as such can apply to any lender on your behalf.

Many of our competitors have a mortgage calculator available on their sites- We Don’t, as there are a myriad of complexities and subtleties on each Lenders criteria, such as;

  • LTV (Loan to value)
  • Rental Coverage; (often calculated at ‘Pay rate’ of the mortgage, or the lenders SVR (Standard variable rate) This is typically 100% to 125% of the mortgage payments
  • The Property itself- location, construction type, proximity to commercial buildings, number of storeys.
  • Tenancy type- AST(assured shorthold tenancy), Lease, HMO (House of Multiple Occupancy), Student Lets.
  • Many of our new Clients approach us to obtain a mortgage for a property when they have previously run into problems by using a non-specialist broker who has not correctly understood all of the Clients circumstances. This can result in wasted time and money as many of the fees involved eg reservation fee, valuation fee, application fee are paid in advance and are non-refundable.

    We ensure that we completely understand all of your requirements prior to placing your application for finance in order to avoid costly mistakes.
